His eyes make it.

So, omigod, you HAVE to read this comic and then the one after it, because the thing at the end is pretty much the awesomest thing ever.  Don't ruin it for yourself!  But seriously, read it, it will take 30 seconds.

Also, I want Fallon's hair.  (She's the one who isn't Shelley:  I already have Shelley's hair.)  Except it probably wouldn't look good on me because a) my neck is too long and that would make it look even longer and more giraffe-like and b) I would only blow it dry like once out of every million days, and it would probably look like crap all air-dried and wavy.  But still.  That's like my favorite haircut of all time.

In other news, I emailed a realtor!  That's it!  I've taken the first step!  Lawds!

good luck with the house hunting.

unasked for advice:
- find out the tax assessment and how much they bought the place for.
- agree to a price, then increase it and get the sellers to pay X%. (differs by lender)...this will mean less money out of your pocket.
- since you're working with a realtor, get them to give you comps.

Any advice is welcome, and I know you have a lot of experience in these things.

1. Done and done! I work for a surveyor, so he's doing deed research all the time. Man, I mentioned to my boss that my friend Michelle was buying a property and he spent 20 minutes digging up dirt. Plus there's http://njactb.org/
which is an awesome site for being nosy (in New Jersey).

2. Oh hells yes, I am all up in that shizznit.

3. Here's the one where I don't know to what you're referring! What's a comp? It sounds delicious . . .

comp = comparable

the realtor ought to be able to give you a list of RECENT sales of comparable houses to help you gauge the current value. analyzing comps is 85% of what goes into appraising a house.

I think I started going through the archives once, I'll make sure to finish it up during my spare internet time.
